home buying process

we keep things simple.

Schedule a showing

Contact Fields Brothers Homes or work with your real estate agent to schedule a showing with one of our sales consultants. Our team can help guide you through the process and answer your questions.

Select your home

Once you’ve found your future home, we’ll guide you through our standardized buyer contract. We price our homes to sell, so you don’t have to worry about negotiating.

Secure financing

Take advantage of our preferred lenders or use your own. Our preferred title companies and lenders help streamline the buying process – making it faster and easier for you. As an incentive, the lender will also pay your title cost.

Make it your home

After you sign a contract, we’ll email you options to upgrade the finishes of your new home. From floor stain to island color to lighting, the earlier you buy, the more options you have to make it your own.

Cosmetic walk

When construction is completed, you’ll schedule your cosmetic walk. This gives us the opportunity to address any cosmetic items you find prior to move-in so that you get a home you love.

Closing

You’ll sign the closing documents, and we’ll hand over the keys to your new home!

What are the estimated Condominium Owners Association (COA) dues per month?

COA dues for almost all projects are $150/month.

Who runs the COA?

As soon as the last unit closes, we turn it over to the owners.

What does the COA cover?

The COA dues cover: water bill, exterior insurance, and exterior maintenance. Since there is no third-party management, almost all of your dues go toward maintaining your investment.

How do I find a lender?

We can provide you with a list of lenders that are experienced with the condo purchase process. We are not financially affiliated with our preferred lenders, but they will pay your title as an incentive.

Can I have a third party inspection performed?

A third-party inspection is not required, but you may have one completed between two and three weeks prior to closing.

What about cosmetic items?

When construction is completed, you will book your cosmetic walk to address any cosmetic items before you move in.

Do the homes come with a warranty?

Yes. We provide an Express Limited Warranty covering 1-year workmanship and 2-year plumbing, electrical, heating, and A/C delivery systems. You’ll procure a StrucSure 10-year Major Structural Defects Express Limited Warranty at closing.
